Rats cause thousands of fires each year, will your home be next?

There are any number of pests that can invade a home or business, but few are as troublesome, unsightly, and unhealthy as rats. These particular pests cause massive amounts of damage to homes and businesses every year, and are also known to be a major cause of fires when they gnaw into electrical wiring, which they often do. At the first sign of infestation, rat exterminators should be called in to handle the problem professionally, safely, and effectively.

Home Emergency Cover ? Keeping The Home Fires Burning

There is nothing like a bit of xenophobia to get the attention of the reader! However, we are not talking here about matters pertaining to the First World War, but something albeit still close to our hearts, keeping warm in the winter. One of the more depressing statistics to come from the much revered offices of `Which`, is regarding central heating boilers. They are things that we expect to work forever without any servicing and we are astonished that they always seem to break down when the weather is cold!

It is a statistical fact that 1 in 3 new boilers will break down within the first 6 years of their existence. It is not just the inconvenience of the breakdown either. There is the stress that associates such events, particularly if you are elderly or living alone. To compound matters, it is very hard to find a plumber who will come out at the drop of a hat during the winter months especially at Christmas time. Add to that the typical costs of some of the more frequent items in your boiler that can go wrong and you have the recipe for disaster.

A typical Heat Exchanger will set you back around £325. The Printed Circuit Board, used extensively in new computer controlled boilers will cost you £225. A Water Pump will cost £200 to replace, and so on. There is no such thing as a cheap repair if your boiler gives up the ghost. So, if you want to spare yourself a lot of grief, get some home emergency cover to protect yourself against the cost and trauma of a boiler breakdown. The cost of a basic cover can be pence per day, probably less than you pay for your newspaper.

I recently had reason to be thankful that my wife had the presence of mind to take out home emergency cover when she was trawling the internet doing some online shopping. The first I knew about the policy was when it arrived at our house. It seemed insignificant at the time. I got up one morning to go to work, when I noticed that it felt cold. It struck me straight away that the heating was not working. Needless to say, it was very cold overnight, with a frost, so it was very noticeable.

I went downstairs and checked the thermostat. That had not been altered (something the kids used to do when they were younger!). So I continued into the kitchen where the main control panel was situated. I tried to reset it a number of times, but it would not fire up. After about 10 minutes of trying all the usual remedies, I gave up and decided to call that number my wife had stuck next to the control panel in the kitchen.

The people were very helpful and guided me through the usual ignition sequences to eliminate any simple solutions. It still did not work, so they despatched a central heating engineer. I left for work and left my wife to deal with it.

When I got home that evening, I immediately felt the difference from the morning. The heating was working again. Evidently, the printed circuit board needed replacing, and whilst it was simple to replace, it would have cost over £200 had I not been insured. It was a good feeling to know that we had the reassurance that our home emergency cover gave us.

Home Emergency Cover ? Keeping The Home Fires Burning!

In the last two years in the UK, we have witnessed what appears to be a return to normal winters. By that I mean cold temperatures and snow. We have even seen these features occurring as early as November. Those of us old enough to remember some of those harsh winters in the 1960s will also recall the chaos that such conditions can wreak for our normal day-to-day activities, like going to work, school and shopping. Because we were used to such conditions in those times, we were more adaptable and tended to be able to fix up alternative ways of getting to work, school or the shops. There was also a community spirit that meant that we actually did help our neighbours and vice verse.

Old timers like me tend to go on about how wonderful were the good old days, but the harsh truth would tell a different story. It would tell one of people dying through cold weather and lack of attention to the vulnerable. We should be careful how we portray our history and be thankful for some of the advances we have made to look after ourselves and other people. One of the most significant of those advances is the advent of specialised insurance cover. One of those advances being home emergency cover. How many people would have survived those winters of old if only there had been this type of cover available then?

One of the abiding memories I have of that era was the harsh winters we endured. Memories of ice on the inside of our bedroom windows; having to rush downstairs where there was the only fire in the house in the kitchen; having a bath on a Sunday night before we went to work or school the next day, often having to wait until my brothers had been first!

In those days there were very few houses with central heating. It was available, but it was very new and expensive. The usual way to heat the water was to have what was known as a back boiler behind the main fire in either the kitchen or more often the main living room. This was because that was where the main coal fire would be alight most of the time. The other way was with an immersion heater, but that could prove to be very expensive, racking up large electricity bills! Should anything go wrong with either, and they did, there would likely be very severe hardship whilst it was repaired.

So, let us not be too critical of our modern lifestyles. Yes, we may have gone a little soft, but that is merely the result of making advances in looking after ourselves by looking at what was wrong historically. That is how we advance as a species.

To leave ourselves and our families, but more importantly, our most vulnerable people, without proper and adequate protection, is considered a crime these days. We have the technology to deal with nearly everything that the weather can throw at us and we also have the infrastructure to deal with it when it goes wrong.

Whilst we respect our environment, we also realise the need to protect ourselves from it which is why we take out things like home emergency cover for when our technology breaks down and we are suddenly left vulnerable, just like our forefathers.

Tips to Prevent Electrical Fires in Your Home

Each year, 67,800 electrical fires in the home take the lives of 485 Americans, injure 2,305 more, and cause $ 868 million dollars in property loss.*

While some of these fires are caused by lightning and defects in appliances, many more are caused by incorrectly installed wiring, overloaded circuits, and misuse of extension cords. In fact, improper home electrical wiring (perhaps done by do-it-your-selfers) cause twice as many fires as electrical appliances. While it is always best to have any electrical work done by a licensed electrical contractor, there are many things you can do around the home to help keep your family safe.

Routinely check all of your appliances, especially where the cord attaches, and look for signs of damaged wiring.
Never let children play with or near electrical appliances such as space heaters, hair dryers, or irons.
Never force a 3 prong plug into a two prong outlet.
Never overload extension cords or outlets.

Buying a Fire Damaged Home

Buying a fire damaged home can be a smart move if you’re looking for a fixer upper. Many people will caution you against buying any home with such extensive damage, but as long as you do your research and thorough inspections, you can find a great deal on a fire damaged home. It’s extremely important to hire a professional first and foremost to evaluate the structure and integrity of the building. Some fire damaged homes are not worth an ounce of time, and a professional will know fairly quickly whether or not the home can be saved. Here are a few more important things to consider before buying a fire damaged home:

Clean Up – Cleaning up the home is one of the first issues when buying a fire damaged home. Before investing in this kind of property, it’s important to understand that the smoke residue will be one of your biggest issues and you will need to hire a professional to correctly remove the problem. If you plan on covering up the odor with simple paints and air fresheners, you will find that the smell will seep back into the house in a few short months. It’s also important to note that “sticky smoke” residue can be even more difficult to remove, and needs to be evaluated by a reputable professional. Sometimes the cost of cleanup alone can turn a good deal into just barely breaking even.

Water Damage – Putting out a fire requires that the ceilings, floors and walls be soaked in water and other fire-retardant chemicals. Not only does the fire department need to soak the home, but it’s very common for water pipes to be damaged or to even burst in a fire. Water damage can cause both mold and structural problems, especially if the home has sat vacant for an extended period of time. One of the most important things to check is if there has been any standing water in either the basement, and next make sure that the water heater and furnace haven’t been damaged from the water.

Electrical System – Make sure to check the fuse boxes and pipes before planning to buy. Burnt light switches and light fixtures should alert you for closer inspection. You should also check for short circuit hotspots. Copper wiring and pipes have been known to melt in extreme heat and can cause some serous expenses, so make sure you have a thorough electrical inspection before buying.
